Long-term rental conditions terms&conditions
CLAUSE 1 - PURPOSE
1.1 It aims to clarify a set of rules to be met for long-term rentals during the low season, between November and April.
CLAUSE 2 - TERM
2.1 The rental is temporary and will be in force for a minimum period of 3 (three) months, with a start and end date agreed in advance.
CLAUSE 3 - DEPOSIT
3.1 To guarantee the reservation of the property, the Guest must pay a deposit equivalent to the value of one month's reservation, within 48 (forty-eight) hours of confirmation.
3.2 If the Guest cancels the reservation less than 30 (thirty) days after the start of the reservation, the amount of the deposit will be retained by the Lessee as compensation.
3.3 The amount of the deposit will only be refunded after the Guest has left, and after checking that nothing has been damaged and that there are no outstanding amounts.
3.4 If at least 3 months of the tenancy have not been completed, the deposit will not be refunded.
CLAUSE 4 - PAYMENT
4.1 The monthly rental amount is [amount] euros (€), to be paid under the following conditions: a) The first payment must be made by the day of entry into the property. b) In subsequent months, payment must be made by the same day of the month corresponding to the date of entry. c) Invoices will be issued monthly for the total amount
CLAUSE 5 - MONTHLY EXPENSES
5.1 The Guest will be responsible for a fixed additional amount of €200 (two hundred euros) for flats or €400 (four hundred euros) for villas, relating to electricity, water, gas and internet costs.
5.2 If the monthly expenses exceed the fixed amount stipulated, the difference will be deducted from the deposit.
CLAUSE 6 - ACCESS TO THE PROPERTY
6.1 The Lessee reserves the right to access the property in case of need, provided that prior notice is given to the Guest.
6.2 If it is impossible to contact the Guest, the Lessee shall have the right to enter the property for any necessary intervention.
CLAUSE 7 - RULES FOR USE OF THE PROPERTY
7.1 The Guest is not allowed to hold parties, make disturbing noises such as loud music or exceed the number of occupants allowed in the property.
7.2 It is expressly forbidden to move the furniture and decorative pieces in the property.
7.3 Pets are not allowed in the property.
7.4 Bed linen and towels will be left at the beginning of the booking, but there will be no change of linen or towels, and it is the guest's responsibility to manage these.
7.5 Cleaning services are not included in the booking price; the hygiene and cleaning of the property during the booking is the responsibility of the guests.
CLAUSE 8 - SANCTIONS FOR BREAKING RULES
8.1 In the event of constant complaints from neighbours or police intervention, the Lessee reserves the right to cancel the Guest's reservation immediately, without the Guest being entitled to a refund of the amount already paid.
CLAUSE 9 - LIABILITY FOR DAMAGE
9.1 The Guest shall be liable for any damage caused to the property or the common areas of the building.
CLAUSE 10 - NO SUBLETTING
10.1 The Guest may not sublet the property, in whole or in part, to third parties.
CLAUSE 11 - THE LESSEE'S EXEMPTION FROM LIABILITY
11.1 The Tenant shall not be held liable for any faults in services provided to third parties, such as energy, water supply, natural gas and internet.
11.2 The Lessee is not responsible for anomalies in common areas, such as the swimming pool, TV signal, building works, among others, which cannot be resolved directly by HD Properties.
