HD Properties Terms and Conditions
The guest assumes that he/she is aware that the use of the property in which he/she will be staying is governed by Decree-Law No. 128/2014, created by the legal regime governing Local Accommodation.
1. Reservation
The amount of the reservation is informed in detail in the reservation confirmation.
A confirmation email will be sent to the email address provided by the guest, after payment of 30% of the total amount of the reservation.
The remaining 70% must be paid 30 days before check-in.
1.1
Dates will be blocked for 48 hours. Within this period we must receive confirmation of payment, otherwise the reservation will be cancelled.
1.2
Last-minute reservations 24 hours before check-in day (subject to availability).
1.3
The actual number of guests in the accommodation must be indicated, so that extra linen can be left if necessary.
1.4
Prices may change without prior notice, however, once a booking has been confirmed, the price will remain the same.
1.5
Accommodations vary in minimum number of nights depending on the season.
1.6
We have a cot and high chair available, at a cost of €20 per unit, per stay.
2. Payment Methods
Cash, bank transfer or credit card.
3. Booking Conditions
The person responsible for the booking must be 25 years of age or older and must remain in the accommodation during the stay.
3.1
A deposit (*) must be paid upon check-in.
The deposit is used to ensure that the property and its contents are returned in the same condition as when it was delivered.
The deposit will be returned in full (if no damage is found to the accommodation) within a maximum period of 7 days after departure.
It may be returned using the payment methods indicated in point 2.

3.2
- Pets allowed (upon request)
- Smoking is not permitted inside the property.
- Parties are not permitted.
3.3
- Check-in time is between 3pm and 9pm free of charge.
Keys can be collected at the office or a face-to-face check-in can be arranged.
- Early check-in and late check-out are free of charge, subject to availability.
- Late check-in:
From 9pm to midnight, cost €20
From midnight, cost €35
4. Proof of identity
The identity of guests and their companions must be provided before or on the day of check-in.
4.1
All guests of Portuguese nationality and their companions must provide identification data. Citizen card or passport, as well as the NIF (tax identification number) for reservations over €1,000.
4.2
All guests of foreign nationality and their companions must provide identification data. Identity card (European citizen), passport.
This data must be communicated to the SEF (Foreigners and Borders Service), by HD Properties.
For the purposes of controlling foreign citizens in national territory.
In accordance with paragraphs 1 and 2 of article 15 of Law no. 23/2007.
5. During your stay
Guests must respect the following rules:
1- Parties, disturbing noises such as loud music, and exceeding the number of occupants in the accommodation are not permitted.
2- Moving furniture and decorative pieces are not permitted.
3- It is necessary to respect the rest hours between 10pm and 8am.
4- In the event of a complaint from neighbours, or if it is necessary to call the police, HD Properties may cancel the reservation immediately, without the right to a refund.
5.1
The guest will be entitled to a change of sheets and towels for stays longer than 7 days.
Any additional cleaning will have a cost, and is subject to availability (check with the office for the current cleaning fee).
5.2
The guest must provide access to HD Properties during their stay, in the event of repairs, or problems mentioned by the guest, so that they can be resolved as quickly as possible.
5.3
The guest, their companions, or guests, are responsible for any damage caused inside the property as well as in the common areas of the building.
If the amount of the deposit does not cover the damage, the guest will have to pay the difference, upon presentation of proof of repairs by HD Properties.
5.4
HD Properties is not responsible for the loss of property, theft or damage to the Guest's personal belongings.
5.5
HD Properties is not responsible for the failure/inactivity of contracted service companies such as: EDP, WATER, NATURAL GAS, ADSL.
As well as any anomaly that may exist in the common areas, which cannot be resolved by HD Properties, as well as: Swimming pool, TV signal, construction work, etc.
6. Charges applied
6.1
In the event of non-delivery/loss of keys, garage controls, access cards to the accommodation, as well as missing bed linen and towels, the following amounts may be charged:
- Bath towel: €10
- Face towel: €7
- Bathrobe: €5
- Set of sheets: €25
- Duvet: €40
- Set of keys: €20
- Garage remote control: €45
- Access card: €20
6.2
Any movement for which the guest is responsible, such as: lost keys or keys left inside the accommodation, may incur a transfer fee of up to €20.
6.3
If any object is left in the accommodation when you leave, and we confirm with HD Properties that the object is in our possession, we may send it by post to the desired address, where the guest will pay the shipping costs.
6.4
The guest must leave the property minimally tidy, with no unwashed dishes or rubbish.
If this is not done, a cleaning fee may be charged (check with the office for the current cleaning fee).
7. Cancellation policy
Cancellations are free of charge up to 30 days before the check-in date.
For reservations cancelled between 30 and 1 day(s) before the check-in date, the cancellation penalty of the platform where the reservation was made will be applied.
In the case of direct booking, you will lose 30% of the total value of the reservation.
You can change the dates of your reservation up to 30 days before your check-in at no cost, maintaining the same number of nights (checking the availability of dates at the accommodation, and the price per season).
7.1
In accordance with decree law 17/2020, exceptional and temporary measures have been established regarding the tourism sector, within the scope of the COVID-19 pandemic.
For reservations between 30 and 1 day(s) before the check-in date, if you are unable to travel due to flight changes, a guest infected with COVID-19, or in isolation, upon presentation of proof you can change your dates at no associated cost (checking the availability of dates at the accommodation, and the price per season).
7.2
HD Properties may cancel any reservation if the property is unfit for occupancy due to technical failure or natural disaster.
We will notify the guest immediately and will receive a full refund of the reservation.
HD Properties may find other accommodation, subject to availability and confirmation by the guest.
If you wish to receive a full refund of the reservation, HD Properties will not be responsible for any other costs to the guest arising from the cancellation.
